Manager of Facilities and Maintenance

Job Description: 

Under the direction of the Director of Western Operations, oversee the plant maintenance department operations and its personnel. Manage maintenance of a manufacturing plant which includes the facilities, all buildings and the maintenance of all manufacturing plant equipment.  Develop and implement a comprehensive preventive and predictive plant maintenance program. Must be very proactive and action orientated relative to emergencies as well as preventive and predictive maintenance.  Provide leadership and direction to maintenance personnel. Review, monitor, and ensure the operation of plant equipment and systems are optimized to minimize unplanned interruptions and identify opportunities for improvement.  Prepare reports, analyze data, and make recommendations for improving plant operations and solving maintenance-related problems.  Scope: Large-sized plant.

Responsibilities & Duties:

  • Develop and implement the plant’s overall preventive and predictive maintenance programs to ensure the plant is safe and operates at peak conditions. Create short and long term maintenance program goals and projects, with supporting budget, that comply with state and federal regulations and standard operating procedures.
  • Address unplanned manufacturing equipment downtime with a positive plan to eliminate further unplanned downtime to occur.
  • Implement plant improvements and expansions, ensuring timely completion of projects, and work with appropriate vendors.
  • Communicate directly with the operations, engineering, quality assurance and safety departments to coordinate maintenance and repair work.  
  • Monitor the operation of plant equipment and systems ensuring problems are solved timely in order to minimize unplanned downtime. Assist and provide technical support to employees in problem solving and diagnosing malfunctions in machines, equipment and maintenance repair.   Responsible for ensuring repair, maintenance, and installation of machines, tools and equipment.  Maintain records of equipment failures and provide needed information and data to appropriate personnel.
  • Ensure that Ammonia Refrigeration standards, government, environmental and safety regulations are adhered to.
  • Ensure plant maintenance operations are conducted in a safe and controlled environment. This is accomplished by maintaining and updating operating, safety and training manuals for the maintenance department and ensuring all maintenance personnel are trained on the most updated version of the operating procedures. Further, ensure manuals comply with local, state and federal regulations and standards.  Ensure vendor maintenance and repair manuals are kept current and filed properly and orderly.
  • Monitor the condition of building, equipment and grounds and recommend improvements in the facility to ensure areas of concern are in good repair.
  • Establish and maintain a computerized maintenance management system for tracking work orders, spare parts, and maintenance history of plant equipment.
  • Initiate and carry out projects that improve efficiency and/or reduce operating costs.
  • Track, analyze and improve key maintenance parameters such as asset utilization, maintenance cost, PM compliance, schedule compliance, etc.
  • Maintain safety, health, and environmental policies and procedures. Ensure that city, county, state and federal regulations relating to the maintenance department are met at all times.
  • Direct, maintain, and enforce the safety program for the maintenance department; review safety records to uphold standards of maximum safety for all maintenance personnel.
  • Provide leadership, direction and supervision to maintenance personnel. Mentor mechanics, electricians and technicians in all phases of equipment maintenance in compliance with OSHA regulations, company GMP’s and food safety guidelines. Assess and evaluate maintenance personnel and conduct annual performance reviews.  Communicate regularly with all maintenance personnel, both individually and as a group, to ensure good two-way communication concerning maintenance issues.
  • Ensure maintenance personnel are trained, equipped and motivated so that work can be accomplished in a safe, timely and cost effective manner.
  • Maintain current knowledge of maintenance methods and practices, including use of diagnostic equipment and procedures recommended by equipment manufacturer. Practice and comply with all company policies and procedures, including safety and other work rules; includes compliance with all regulatory mandates, such as lockout/tag out, electrical safety, confined spaces, etc.

Supervisory Responsibilities:
Leadership and supervisory experience is essential and direct supervision of maintenance department personnel is required.  Ability to train and motivate employees is critical to the success of this position.
 
Education: 

Bachelor’s degree in Engineering or an equivalent technical discipline is required and a minimum of five (5) years of progressive experience in facilities and food plant maintenance management is required or an equivalent combination or education and work experience.  

Certificates, Licenses, Registrations:

  • RETA certified or working toward certification is required.
  • Six Sigma and/or Lean MRO experience a plus.
Skills: 

Language Skills:

Bilingual in English and Spanish preferred.  Ability to explain technical manuals, schematics, drawings, diagrams and industry reference materials is a must.

Mathematical Skills:

Complete understanding of building departmental budgets. Basic accounting knowledge required.  

Reasoning Ability:

Mechanical aptitude in air, electric, plumbing and pump dynamics.  Ability to offer technical direction in areas of welding, safety, machinery repair, speed changes, determining equipment capacity, determining cause of equipment failure, technical document understanding and schematic/diagram interpolation, etc.
Solve complex problems and deal with a variety of variables in situations where only limited standardization exists.

While performing the duties of this job, the employee is regularly exposed to air conditioning. While performing the duties of this job, the employee will be occasionally exposed to cold temperatures of 36 degrees and heat when working inside the production facility.  The employee will be working inside a production facility where the use of chemical substances are present and used. Employee's work is also subject to the pressures of time constraints and deadlines. The noise level in the work environment is usually moderate and loud when working in the production facility.

While performing the essential duties of the job, the employee is regularly required to speak, to listen to others and to handle business related machines and documents.  The employee is frequently required to stand, walk, sit and reach with hands and arms. The employee must occasionally lift or move objects in the office/production facility of up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.  Often required to travel to multi-sight locations; use of a motor vehicle necessary on occasion and air travel a must.

Qualifications: 
  • Process Management and Risk Management Experience maintaining mechanical integrity and inspections are required.
  • Computer literate.  Experience in using software applications such as CAD, MS Project Management and Microsoft Excel, Word and Outlook.
  • Must have complete understanding of PLC and logic controls for high speed operating equipment.
  • Prior experience using production environment SAP a plus.
  • Ability to work in fast paced environment and continuously meet deadlines. May require working off shifts, Saturdays and Sundays.
